As Black feminist author bell hooks reminds us, “what we cannot imagine cannot come into being.”

Over the past 40 years, BlueHub has imagined and helped bring into being healthier communities across the country. We celebrate that work in this year’s annual report, The Blueprint.

A blueprint is more than a plan; it’s a guide that turns vision into reality. From our earliest loans in Boston’s neighborhoods to the national reach of our work today, we’ve helped partners envision stronger, more robust communities, and we’ve provided the financial tools to breathe life into those visions.

Now, we and all of our colleagues operate in a time of profound uncertainty. As I told attendees at our 40th anniversary celebration last September, the chaos barometer is high. Economic volatility and attacks on federal programs that support community development distort the landscape — creating tremors that reverberate across our industry. In this environment, we approach our work thoughtfully, balancing impact with careful stewardship so that we can continue to provide vital support to the neighborhoods we serve.

To put it simply, we’re equipping communities with the tools to build, preserve and access opportunity.

BlueHub Loan Fund provides the flexible capital that makes complex community development projects possible. In 2025, the Loan Fund supported projects that have expanded affordable housing, increased access to schools and enhanced community facilities. In the pages ahead, you will read about community leaders like school founder Robert Golden, whose work reflects the determination required to achieve the new.

Our work also protects what already exists. This report highlights two homeowners who turned to BlueHub SUN, our foreclosure relief initiative, when they were at risk of losing their homes. Since inception, SUN has stabilized more than 1,200 families, giving them the chance to grow up and grow old in the homes they love.

Finally, our work helps open doors to a brighter future. Through One Percent for America, BlueHub helps remove financial barriers that prevent many immigrants from completing the journey to U.S. citizenship. In this report, you will meet someone who took that final step towards naturalization and was finally able to participate in our democracy.

Taken together, these stories illustrate something we have learned over four decades: strong communities are built piece by piece — a home, a school, a neighborhood resource, a chance to stay rooted and thrive.

The world around us continues to shift. The needs of communities grow more complex. For government, markets and technology, the velocity of change grows ever faster. We remain focused on what’s possible.

Forty years in, we know that the strongest blueprints are the ones communities design and build together. None of this work happens alone; it is made possible by the borrowers, investors, donors and partners who believe in our work and mission.
