The Blueprint

Forty years ago, BlueHub started with just $3,500 and a simple goal: to help the people in Boston most affected by housing instability find homes that are safe, sound and affordable — the basics everyone deserves. Today, we lend in 46 states, Washington, D.C. and Puerto Rico. We’ve grown into an organization with $1.6 billion in assets under management, financing schools, housing, food access, health care, community and commercial facilities, job creation, citizenship loans and clean energy. Over the years, we have invested $3.3 billion and leveraged an additional $17.0 billion from our partners, always guided by our mission — unchanged for all of our 40 years — to help build healthy communities where low-income people live and work.

Letter to our Partners

As Black feminist author bell hooks reminds us, “what we cannot imagine cannot come into being.”

Over the past 40 years, BlueHub has imagined and helped bring into being healthier communities across the country. We celebrate that work in this year’s annual report, The Blueprint.

Home

Room

For 40 years, BlueHub has been helping create more places to call home. BlueHub Loan Fund partners with developers and community organizations to help fund housing of all kinds — from triple-deckers to affordable housing developments, manufactured home communities to supportive housing. And then there is BlueHub SUN, our program that works directly with individual homeowners who are facing foreclosure, enabling them to stay in their homes and build generational wealth.

The

Commons

Every neighborhood starts with the people who choose to anchor their lives there and build a home. But for them to thrive, they need more than housing; they need access to healthy foods and healthcare, arts organizations and social services, places to gather and places to work. They also need the resources to help shape young minds: childcare facilities, youth programs and schools. BlueHub has seized opportunities to help community residents invest in programs, institutions and projects that create a truly robust civic infrastructure — and a nurturing place for people to live.

Changemakers

Club

The needs of the communities we serve are always evolving — and so BlueHub has evolved with them, using financial innovations to solve new problems and take advantage of new technologies. We started a venture fund to invest in local businesses that were committed to creating quality jobs. We formed WegoWise to help affordable housing developments track and manage utility usage. We developed solar energy and electric vehicle initiatives in Massachusetts — and worked at the policy level — to provide meaningful savings and a sustainable future for all residents. We also reduce financial barriers to citizenship through One Percent for America (OPA), helping immigrants achieve an enduring sense of belonging. Together, these initiatives contribute to a brighter future for us all.

Celebrating

40 years

In September 2025, hundreds of supporters gathered to celebrate BlueHub’s 40th anniversary. Our lending was woven throughout the evening — from remarks by borrower Curtis Doucette of Iris Development and performances by Elita Starr (a SUN homeowner) and IsReal, to a captivating dance performance by Jean Appolon Expressions, a tenant of a BlueHub-financed property. Borrower Artists for Humanity created a custom collaborative mural, while the menu featured ingredients from Farm Fresh Rhode Island and Vicente’s Supermarket (both BlueHub borrowers). Sweet treats came from tenants of BlueHub-financed properties across the country. We’re grateful to these partners and to everyone who joined us to make the night so special.
